Flat Fee commissions
are a wonderful and revolutionary new way for agents
to offer a vast array of services to you.
We offer Flat Fee
commissions which is a Flat Fee of $495, for a MLS
Listing plus 1/2% (min.$2,500) Closing Fee.
The MLS is a
database of homes that buyer’s agents use to identify
potential homes for buyers. Not only does the MLS allow
buyer’s agents to find your home, it guarantees that
they will be protected (i.e. paid) if they bring you a
qualified buyer who purchases your home. Buyer’s agents
are typically paid 3% of the purchase price. As a bonus,
only homes in the MLS are seen on REALTOR.com®, the #1
real estate Internet website by far.
These services make it
possible to cut your real estate costs often by over
87%.

Since you have found
this website, I assume you are like most people who use
the web to find information. And certainly this site
brings you all the info you could possible need in order
to sell your home yourself or through me.
With the important
information that you need so widely available, why do
you need an agent at all.
Let me start with a
general answer. Then end with a more specific answer.
An agent gives
you:
-more time...someone
must manage the buyer calls, the broker calls, the
negotiation and closing.
-expertise-an
agent like myself with 20 years experience as a real
estate agent and 14 years as an attorney, has scene just
about every situation that can occur with a real estate
transaction. I can often predict and prevent problems
before they occur. This ability only comes from my 20
years of dedication and the school of hard knocks.
-NAR (National
Association of Realtors) says 90% of homes sell
because of the MLS.
Specific Reasons
to use an agent:
Statistics show that
open houses and giant ads DO NOT significantly assist a
home in selling. I think that they are used by agents
mostly to justify high commissions.
So take away pricing
then what is left for an agent to give you?
The most important
duties an agent can bring to you is the Marketing of
your home on the MLS and the Negotiation and Close of
your sale.
This assumes that you
have a handle on the price.
So flat fee services
break down the value of my services to its essence.
The bulk of this site
is based on my Flat fee $495 on the MLS program. But the
Flat Fee approach offers you much more.
For example, often
times my clients will want to show their home, but want
my help when it comes time to negotiate and close the
escrow.
Choose what best works
for you.
You will find the flat
fee approach is a very fair way for you to save
thousands of dollars in every facet of your real estate
experience.
The truth is that as
long as your home is priced correctly, the MLS is the
most important tool that you have in marketing your
home.
